Grading and Drainage Across Knoxville and East Tennessee
Water running toward your foundation, a low spot that stays soggy for days, a slope that washes mulch into the driveway every storm. These are grading problems, and in Knoxville they are usually caused by red clay that sheds water instead of soaking it up. Gladiator SOD and Landscaping regrades yards so water moves away from your home and off the property the way it should.
We are a sod company first, so most of our grading jobs end with new sod on the finished grade, laid by the same crew the same week. See our sod installation in Knoxville. We grade residential and commercial properties across West Knoxville, Farragut, Hardin Valley, Karns, Powell, and Oak Ridge.
Not sure grading is the problem? Start with 5 signs your yard has a grading problem.
Grading is the first step of almost every lawn, patio, or wall we build, so we treat it as the foundation, not an add-on.

Our crew grades yards across Knoxville and East Tennessee every week, so we know how red clay, rolling lots, and spring rain behave, and what it takes for a finished grade to hold.
No two yards drain the same way. We look at slope, soil, where the water comes from, and how you use the space, then build the grading plan around your property, not a template.
The crew that shapes your grade is the crew that lays your sod. No handoff between a grading contractor and a lawn company, and no one blaming the other when water pools.
Clay compacts, holds water at the surface, and settles if it is placed wrong. We grade with enough fall to move water, compact in layers, and check the slope before anything goes on top.
You know when we are showing up, what we are doing that day, and what comes next. If anything changes, we talk about it before the price does, and the site is clean when we go.
We walk your Knoxville property with you and see where water collects and where it is headed. We check the slope, soil, and access, then talk through how you want to use the yard.
We map the high points, low points, and the path water will take off your lot. You see exactly what will change, and why, before any equipment shows up or any soil gets moved.
We cut down high spots, fill low ones, and shape a steady slope away from the house. Soil gets compacted in layers, so the grade holds firm instead of settling into new low spots.
When slope alone cannot move the water, we build the fix into the grade, such as a swale to carry runoff or longer downspout outlets that keep roof water away from the foundation.
On a slope, moving water is only half the job. We slow it down with gentler grades, retaining walls where a hill is too steep, and quick ground cover so bare soil does not wash away.
We cover the new grade the same week with sod, mulch beds, or planting, so the soil is protected before the next heavy rain. Then we walk the finished yard with you and go over care.
Closer to town, most of our grading is on hillside lots in West Knoxville and Oak Ridge, where runoff heads straight for the house, and on newer homes in Hardin Valley, where the builder’s rough grade settles and starts holding water within a few years. For businesses, HOAs, and multifamily sites, see our commercial landscaping services.
Grading gets harder the closer a lot sits to water. A lakefront property in Kingston, TN drains straight toward Watts Bar Lake, so we shape the fall of the yard to carry runoff away from the foundation and slow it before it reaches the shoreline.
The same problem takes a different form on the rivers. A waterfront lot in Vonore, TN sits where the land drops toward Tellico Lake, and we regrade those slopes so water moves off the property in a controlled way instead of cutting channels through the yard.

It depends on the size of the area, how severe the slope is, how much soil has to be moved, and whether drainage work is needed. Site access matters too. The most accurate way to get a number is a free on-site estimate where we look at the actual conditions.
Most residential grading jobs take a few days, depending on the size of the lot, the slope, and how much drainage work is involved. We give you a realistic timeline after we assess the site.
Usually yes. Proper grading and drainage are the foundation for sod, patios, and most landscaping. Skipping it leads to pooling water, erosion, and uneven results down the line.
Leveling makes a surface flat. Grading shapes the land with an intentional slope so water drains away from your home and away from low spots. Good grading is about controlling where water goes, not just making things even.
Often, yes. Regrading to slope water away from the house is one of the most effective drainage fixes in East Tennessee clay. When water has nowhere to go even after regrading, we may add a French drain or extend downspouts. See does my yard need a French drain. We will tell you which one your yard needs during the estimate.
It depends on how steep the slope is and what you want to use the space for. Grading works well for mild slopes where drainage is the main problem. A retaining wall is the better fix for steeper grades where you need to hold soil in place and create flat, usable ground. Many sloped Knoxville yards need both.
Small fixes, like filling a low spot along the foundation, are doable. Moving real volume, correcting the slope across a whole yard, or grading around a new build takes equipment and a plan, or the water just moves somewhere else. Our guide on how to regrade a yard for drainage covers what is involved.
Yes. Our Nashville office handles grading and drainage across Nashville, Brentwood, and Franklin. See land grading in Nashville.

If water is heading toward your house or your yard stays soggy after every rain, the fix usually starts with the grade. Call Gladiator SOD and Landscaping or request a free on-site estimate, and we will show you where the water is going and what it will take to move it.
